After about one week negotiations everything was agreed between buyer and seller aside from one final detail, the buyer wanted evidence of just one property pin on this 5.88 acre tract of land. I represent the seller as their listing agent, and the property, a vacant land tract, is and Estate Sale. The Executor of the estate is 84 years old and I didn't want him to wander through the trees looking for a property pin. I have a copy of the survey, experience reading surveys and locating pins, and felt it's in my clients best interest for me to find a property pin and bring this sale together. In the video we head out to the property, start at one point marked on the property survey (a creek), and pace off 132 feet to the area where a property pin should be located. I find that pin and another one, take photos of both and email the photo evidence of property pins to the buyer's agent. Success! The Purchase and Sale Agreement was then signed by all parties and closing is scheduled. A Win-Win for all parties concerned :-)
