Before and after renovation! In this video, real estate agent Matt Leighton talks about how you can get 3x+ times your money back when you renovate your property.

It should be noted that the seller turned the half bathroom into a full bathroom many years ago, so those costs were not factored into this video.

The sellers of this condo wanted to sell their condo after renting it out for 6+ years and knew that they would have to invest money into the property. The challenge for the owners was to focus on projects that would increase the property's value and avoid renovations where they would not get a good ROI. Additionally, the sellers were on a tight budget and did not want to spend more than $15,000.

We created a game plan for the owner's renovations and got to work. We decided that the best way for them to optimize their returns would be to focus on the following items:
- Install new flooring throughout the condo
- Paint the property
- Install new light fixtures in the foyer, kitchen and sunroom
- Have the property professionally staged ($2,445, paid for by agent)

The sellers had considered renovating the kitchen and both bathrooms, however, this would have been a crucial mistake. The market in Arlington, Virginia expects high-end kitchen and bathroom upgrades and a project like this could easily turn into another $60,000 in renovation costs.

The Arlington condo market is currently experiencing some marginal price drops and undergoing a full renovation would be extremely risky. The highest price that this floor plan has ever sold for was for $517,000 and the sellers did not want to chase a record price in a declining condo market.
