Hey everybody, It's Jimmy Vercellino, your mortgage loan originator who specializes in VA loans and service Veterans and active duty service members across this great nation. Today I wanted to chat with all my Veterans and active duty service members about the VA service connected disability rating and how it impacts you the Veteran when getting ready to purchase a home.
Let's talk about VA service connected veterans and how that impacts you in the mortgage loan process. If we are nicked or banged up in the military and we're able to prove that the injury sustained while serving our country was directly related to our time in service, we will be compensated by the Department of Veterans Affairs on a scale or rating starting at 10% going all the way down to 100%. Here's what that means. If the Veteran has a service connected disability rating of as little as 10% they're entitled to have the VA funding fee waived for life. That's a BIG deal. It's a BIG deal because its going to save you Veterans literally tens of thousands of dollars or more throughout the course of your home buying experience long term. Allow me to explain to you how this works. Every Veteran that is NOT service connected has to pay a VA loan funding fee. The VA funding fee is a cost imposed on the mortgage by the Department of Veterans Affairs. Basically, they're charging us Veterans to use of VA home loan benefit. Here's the cool thing, if you're a service connected Veteran with a disability rating of as little as 10% , you don't have to pay that fee. It's waived for life. An example on a $500K loan, if a Veteran was using their VA loan for the second, third, forth or fifth time, the VA is going to up the price on the VA funding fee, making it roughly 3.6% of the loan amount. So you can see in this scenario the Veteran is going to pay over $15,000 in the form of a VA funding fee. BUT, because you're a VA service connected Veteran with as little as 10%, that VA funding fee is now going to be waived for life. Now here's what you need to know Veterans. This also applies to refinancing a home as well. It's also important to know that the income you receive from the VA for your VA disability, is able to be used for qualification purposes on your VA loan. So if you're a service connected Veteran or you're an Active duty service member and ready to leave the military, make sure that you're taking care of this piece, assuming that you have those scrapes, bumps, bruises from your time in service. One other quick thing. If you're a purple heart recipient- you're VA funding fee is waived for life also.
